QUICK ROOM CHOICE GUIDE
One or two adults can use any of Rooms 1, 3 or 4.
A family with one child, (or two children if one of them is in a cot) can use Room 3, or Room 2+4 combination.
A family with two or three older children can only use the Room 2+4 combination.

There is no VAT on any of our prices.

Prices shown are CASH or CHEQUE PRICES for the most popular configurations, for a single night, including bed, breakfast and on-site parking.

We take all the credit and debit cards below, and can also accept Euros, but we apply a surcharge of 75p per adult per night for payments by these methods.

OUR ROOMS

One of our rooms is on the ground floor and suitable for disabled guests. If you need a cot or a highchair, we can provide one, also provided in each room is a television and hairdryer, reading material and tea/coffee making facilities. Ironing and washing facilities are also available.

There is a cosy guests' lounge area with comfy armchairs and a sofa around a hydronic stove, which has digital satellite television, with premium sports channels and pay-per-view movies. There are also shelves of local interest books and leaflets on things to do while you are with us, an internet connection and a stack of board games and kids' toys too.

All of the guest rooms are at one end of the property, entered via a separate front door, so whilst we will doubtless see you around and about the guests' area, and are usually on hand if you need us, you are pretty much self-contained and don't need to worry about intruding in domestic areas of the house.

Please note that Bay Rose House is an entirely non-smoking establishment. Smoking is now against the law in the UK in establishments such as ours, and we have no facilities for smokers. Also, we cannot accommodate any kind of pet (except guide dogs) although many guests allow dogs to sleep in their car in the car park. All our main rooms have a well-stocked hospitality tray, and are fully carpeted, with central heating (and extra blankets provided for those colder winter nights), plus a miniature fridge. Because this is a cottage you will find our rooms are small and cosy rather than large and spacious.

MENDIP - ROOM 1 (ensuite) Ground floor, approx 13'x12'

Formerly a living room for one of the cottages, it still retains its stone fireplace and has been recently redecorated. The room looks out onto the front lawn and has a small corner en-suite w/c shower and washbasin room, plus antique wardrobe, chair and coffee table. It will take a maximum of two persons and a travel cot only. The bed is a comfortable metal-framed double. This room leads off the guests lounge and is suitable for people who are disabled and/or who prefer not to use stairs. See below for more information.

QUANTOCK - ROOM 3 (en-suite) First floor, approx 15'x8'

Our family-sized room situated to the rear of the property upstairs, decorated in lilac and white. Has own small en-suite shower room with Saniflo w/c and handbasin. The firm, metal-framed double bed is complemented by a folding chair bed and coffee table, and the room can also accomodate our travel cot (before bringing your own, width is critical, please phone to check that it will fit!). Looks out on to the sheep grazing area of the farm behind us, and also on to our rear terrace. Wardrobe hanging space and drawers.

POLDEN - ROOM 4
First floor twin/double room - approx 13'x9'

This room is the cheapest, has the best view (overlooking the front lawn) and is the only room with a bath, in its own private bathroom and w/c (picture top of page) just a few paces along the corridor. It is furnished with an antique "gentlemans" style wardrobe, bedside tables, wicker chair and washbasin. The room can be set up as a twin, or the beds can be converted to a king-size double. Not much room for a cot (crib) in here, better in Room 2 (see below). Some people reject this room outright because it is not en-suite, however, the toilet facilities are not shared with other parties, so you won't have to queue for the loo, you are unlikely to meet anyone in the corridor and we do also provide complimentary robes for you to wear to the bathroom while you are here.

We have an additional smaller room with occasional sofa/bunk bed (No.2, Cotswold), which is ideal for use for up to 3 kids or 2 adult relatives or friends requiring a separate room from the rest of the party. If used, this room shares the same toilet facilities as Room 4 and is adjacent to it save for the stairwell, and the room also has its own TV and washbasin. For little ones, the landing light can be left on overnight, and the distance to the adults' room is 3 yards at most. Ask for more details.


SOFTER BEDS
Our beds have medium-firmness mattresses, however if you require something softer, we can fit a soft mattress topper on any bed if you let us know in advance.

WEDDING PARTIES
From past experience these usually involve late cancellations or booking alterations, late arrivals, late check-outs and/or disturbance to our other guests through people requiring early-hours access after a late reception and so on. So we now prefer to avoid catering for wedding parties.

EXTRA INFORMATION FOR DISABLED VISITORS
The Mendip Room is on the ground floor and about 30 to 40 yards from the car park, accessed from there via a ramp, along the front of the house, in through the door of the conservatory (where breakfast is served) and through the guests lounge - there are no stairs involved. The ramp has a handrail along its length and is slightly steeper than a regular wheelchair ramp. A person seated in a wheelchair can go right into the room. A folded wheelchair can be stored in the room, and a non-folding/electric wheelchair can be parked in the conservatory. The bed is a standard double and has a firm to medium mattress. The distance from the bed to the en-suite facility is just a couple of paces. The wc and shower have adjacent grab rails and it is only a step or two between the WC, shower and handbasin. An electric shaver point is also provided. There is a step of about 9 inches to get over the lip of the shower tray.

If you are someone who needs to get up often in the night to use the bathroom or take a very early shower, please be aware that in any room, frequent night-time operation of our 'quaint' cottage plumbing, will disturb other guests, and you may wish to think about looking for larger or more modern accommodation.
